A 1990s roof is at or past the end of the curve. Worth a proper inspection now, and worth budgeting for replacement rather than patching year to year.

01
Full roof replacement — asphalt shingle
Tear off to the deck, inspect every sheet of plywood, rebuild the assembly properly, haul everything away. Most Markham semis and two-storeys are a one to two day job.

Diagnosis first
02
Roof repair & leak diagnosis
A stain on the ceiling is almost never directly under the hole. We find where water actually enters — usually a valley, a flashing, or a nail that backed out — before anyone quotes you a new roof.

Same-day tarp
03
Emergency storm & wind damage
Shingles gone after a windstorm, a branch through the deck, water coming in tonight. We tarp it, stop the water, then quote the permanent repair in daylight.

04
Flat & low-slope roofing
Additions, garages, and porch roofs under 2:12 can't take shingles. These need a membrane, proper drainage, and correctly detailed edges and curbs.

05
Eavestrough, soffit, fascia
Water has to get off the roof and away from the foundation. Undersized troughs, rotted fascia, and blocked soffit vents cause damage that gets blamed on the roof.

06
Skylight & chimney flashing
Most leaks that look like roof failures are failed flashing details. Skylights and chimneys need step flashing and counter flashing, not a bead of caulk.

07
Attic ventilation & insulation
A hot attic in July cooks shingles from underneath and shortens their life. A warm attic in January melts snow, which refreezes at the eave and pushes water back under the roof.

08
Ice dam prevention & removal
If you get an ice ridge along the eaves every winter, the roof is losing heat. We remove the dam safely with steam, then fix the cause — ventilation, insulation, and shield coverage.

Eight towns · York Region and north Toronto
Where we work
All eight towns
Markham
Wide streets of two-storey detached and semi-detached homes, mostly moderate pitch asphalt with multiple valleys and a front-facing gable. Valleys are the first thing to fail on this style.
Unionville
Older Main Street properties have steeper pitches, wood or slate-look details, and complex dormers. The newer streets north of Highway 7 are large detached homes with steep multi-plane roofs and a lot of flashing.
Thornhill
Lower-pitch side-split and back-split bungalows are common here, along with mature trees close to the roofline. Shade keeps moss and granule loss in play, and low pitch makes ice-and-water coverage more important, not less.
Richmond Hill
Newer subdivisions with steep, articulated roofs and many hips. Steep pitch sheds water well but makes edges and ridges the vulnerable detail.
Stouffville
Rural and semi-rural properties, plus newer subdivision builds. Long uninterrupted roof planes catch wind, and exposed rakes are usually where shingles start lifting.
Vaughan
Large detached homes with steep complex roofs, multiple dormers, and significant flashing. High shingle count and a lot of penetrations to detail correctly.
Scarborough
Postwar bungalows with low to moderate pitch, frequently with additions built at a different pitch and needing a different system than the main roof.
North York
Mixed pitch, often with flat-roofed rear additions. Debris in valleys and troughs is the recurring maintenance issue rather than the shingle field itself.
