Common questions
My skylight leaks — does it need replacing?
Not always. Most skylight leaks are failed flashing, not failed glass. If the unit itself is aging, we’ll tell you — replacing it before winter beats doing it in January.
Why does the leak come back after caulking?
Caulk isn’t flashing. Water follows the metal — a proper step and counter flashing detail sheds it; a bead of caulk just delays it.
There are stains around my chimney — what’s failing?
Usually the flashing where the chimney meets the roof. It gets rebuilt in metal, not patched over.
How much does flashing repair cost?
It depends on the detail — a plumbing vent is not a chimney. We inspect, then you get a written price for the actual fix.
